Is a corporation created under Puerto Rico Laws whose main business is to offer property title insurance to Banks, investors and other institutions dedicated to grant mortgage loans and/ or any purchase of a residential estate and commercial property transactions.

We are specialized in analyzing different situations regarding the title of the properties to guarantee a title free from any lien, encumbrance, defects or adverse claims. We provide customers with the key resources, flexibility and excellence in service. It is composed of attorneys, notary publics (accepted to practice law in Puerto Rico) and other administrative personnel.

Title Insurance
JMR Title Inc. provides all ALTA Forms approved by Fidelity National Title Group and the Commissioners Insurance Company in PR. Our experienced underwriters are specialized in analyzing different situations regarding the title of the properties to guarantee a title free from any lien, encumbrance, defects and/or adverse claims.
We provide the following types of insurance:
Owner’s policy: This policy is to protect the buyer’s real estate purchase should a covered title problem arise. It is purchased for a one-time fee at closing and lasts for as long as you have an interest in the property. Lender’s policy: It only protects the lender's interests in a real estate property should a problem with the title arise. A loan policy provides absolutely no coverage and/or benefit for the buyer/owner. Every mortgage loan is required to have this type of policy.
Property Taxes
JMR Title Inc. has total access to the government tax office system called CRIM. Where we can produce and send to our customers a value and debt certification. Property taxes in Puerto Rico are regular concerns presented by our clients because of the complications and regulations the government agency has. With can help you navigate and understand the system to perfection. We have tax analysis experts in our office who can provide guidance to any questions regarding tax laws in Puerto Rico and we are Escrow Agents for any escrow to be withheld for tax purposes in a real estate transaction.
Closing Agent
AK Lawyers P.S.C. is our partner Closing Agent. As a Closing and Escrow agent our main responsibility is to properly account for the escrow funds received and ensure that the usage of funds is explicitly used for the purpose intended. Our closing personnel are an impartial third party who plays the important role of overseeing each transaction starting from an escrow deposit to the final details of a real estate transactions. There for, we provide our facilities and assistance for closings and produce if requested a Closing Discloser/Settlement for every transaction. We further follow up in our post-closing department any payments required after closing and ensure customers and our clients our satisfied with the handling of each transaction.
Commitments and Pro Forma Policy
Commitments and Pro Forma policies can be issue at client’s request. These services will be negotiated on a caseby- case basis depending on client needs.
Title Search
Our team of experts, will process and retrieve documents in our Registry of Properties in Puerto Rico, evidencing all transactions and events in the history of any real estate property. All to determine relevant interests in and regulations concerning that property. When can provide title searches in Spanish and English.
Presentation of Deeds
The Registry of Property of Puerto Rico is a dependency of the Department of Justice where any executed deed and/or any documents are presented and further recorded. The Registry is organized by geographical sections and each parcel of land is identified by a property number unique to such parcel of land in each registry section. We JMR Title, can process presentation of deeds and/or documents and any special investigation at the registries or government agencies in PR.
Post-Closing Department
As a title insurance agency, the post-closing process is by far one of the most important responsibilities we have and take seriously to ensure that all documents have been duly processed. It involves rigorous auditing, registry investigations to ensure inscription of deeds and reporting to ensure that all the documentation is complete and in compliance with the underwriting, loan processing rules and regulations in Puerto Rico. Our team handles the entire post-closing support process in the most efficient manner possible. We also conduct loan case investigations, retrieving missing documents and provide quality control reports stating any exceptions, if applicable.
